Here are 3 key things you absolutely need to know before making a move!
Let’s set the stage: in 2022, condo starts dropped by 14% compared to 2021, hitting a 20-year low with only 6,937 new units. And still, two-thirds of those are in Montreal. So if you’re exploring the idea of buying a new condo, here’s what you should keep in mind 👇
🔹 1. Buying off-plan vs move-in ready
Buying off-plan can be convenient, but it comes with its uncertainties. Most developers need to pre-sell at least 50% of the units before securing financing — so ask yourself: can you afford to wait, or do you have a specific move-in date?
Also, read the preliminary contract carefully. It should clearly state your unit’s layout, location, price, delivery date, and more. Make sure you understand what you’re signing up for.
🔹 2. Pre-occupancy inspection
This step is crucial. Before you take possession, you’ll walk through your unit and note anything that needs fixing — from a scratch on the countertop to a misaligned door. You’ll fill out the pre-occupancy form listing all items that require correction or finishing.
I always recommend hiring an independent building inspector. They’re neutral, trained professionals who help ensure that you get exactly what you paid for — and that your voice is heard in the process.
Make sure to agree on a timeline with the builder for all corrections. Legally, it must be done within 6 months.
🔹 3. Quebec’s New Residential Building Warranty
This mandatory warranty protects all new condos in Quebec. For example, if your unit isn’t ready by the promised date, you could be covered up to $6,000 for relocation, storage, and moving costs.
It also covers you for one to five years, depending on the type of defect:
